Once you have that information, you decide what it’s worth to you and what you want to offer.

U.S. existing-home sales rose 0.2% to a 4.02M annual rate, flat year-over-year (NAR). Gains occurred in the Midwest and South, while the West declined. New listings fell 1.8%, pending sales jumped 8.1%, and inventory dipped 2.9%. Median price rose to $257K (+0.8%), days on market increased to 109, and supply fell to 5.3 months. Nationally, inventory grew to 1.47M (+5.8% MoM), with a 4.4-month supply and median price of $417,700 (+0.9% YoY).

Buying a new home while selling your current one is common but complex. If possible, make a non-contingent offer to stay competitive—just be sure you can handle the financial and emotional risk if your home doesn’t sell quickly. If not, list your home first and wait before making offers. Expect to pay full price and keep requests minimal. Stay flexible—less updated homes may offer better opportunities.
